This is our firsthand perspective from more than 100 purchases across Florida and Georgia. It is not a nationwide survey or a rating of every D.R. Horton community. Use it to build your shortlist and your questions.

What buyers like

After move-in, two things come up more than any others: the community, and the payment.

The community, because everyone on the street moved in around the same time, and many neighborhoods come with a pool, a playground or sidewalks from day one. The payment, because the builder's financing offers can bring the monthly cost below what the same price would cost with an ordinary loan. More on that below.

Build quality: what our inspections find

Almost every inspection finds something. That is normal for a new home from any builder: a house is built by many hands in a few months.

  • Hire your own inspector before closing. The builder's walk-through is not an inspection.
  • Put every item in writing and get a date for each fix.
  • Check your warranty deadlines and plan another inspection before applicable coverage expires.

What matters is what happens next. In our deals, D.R. Horton has fixed what the inspector found every time so far.

The financing: the part most reviews miss

In every deal we have seen, no outside lender has matched the rate D.R. Horton's own lender, DHI Mortgage, offers on the homes the builder is promoting. We have not seen another builder beat it either.

One way builders support promotional rates is a forward commitment: arranging mortgage funding in advance for eligible purchases. The actual offer still depends on the home, the lender's terms and your approval.

You are free to use any lender. The special rate usually comes only with DHI Mortgage, so get a Loan Estimate from each lender you are considering and compare the rate, the APR, the fees and the cash to close. We read them side by side with you.

Offers change month to month and depend on the home, the loan type and your approval. Ask what the rate is today and how long it lasts.

Ask for the extras

The price on the sign is not the whole deal. Some things that are not included by default can often be added at no extra cost, when someone asks the right way at the right time.

  • A fence.
  • Luxury vinyl plank floors (LVP) where carpet was planned.
  • A glass shower door in place of a curtain rod.
  • A kitchen backsplash.

This is not a promise. What the builder will add depends on the home, the community and the month. It is the part of the deal where a good negotiator earns their keep, and having one costs you nothing: the builder pays our fee, and the price is the same with or without us.

Warranty and service after closing

Our buyers' warranty requests have been handled promptly. When something needed fixing after move-in, it got fixed.

Ask for the warranty booklet before you sign and read what is covered, what is excluded and the deadline for each type of claim. Keep a dated list and photos, and submit requests through the process in your documents. Our buyers' experience does not predict every local team's response.

Who should not buy one

If you want a truly custom home, D.R. Horton is not your builder. You choose from their plans, and on a finished home the choices are already made. That is a big part of why the price and the payment are what they are.

In our experience, yes, for a buyer who wants a new home at a payment they can afford. We have helped buyers purchase more than 100 D.R. Horton homes in Florida and Georgia. Inspections found things to fix, and the builder fixed them.

Do I need my own agent to buy a D.R. Horton home?

You are not required to have one. The person in the model home works for the builder. Your own agent works for you, and D.R. Horton pays our fee, so the price is the same with or without us.

Do I have to use DHI Mortgage?

No. You are free to use any lender. The builder's special rate usually comes only with DHI Mortgage, so compare Loan Estimates before you decide.

Can you negotiate with D.R. Horton?

Often, yes. The price may not move much, but closing costs, the rate and extras like a fence, flooring or a backsplash are worth asking for. What you get depends on the home, the community and the month.

Should I get an inspection on a brand new home?

Yes. Almost every inspection we have seen on a new home found something. Hire your own inspector before closing, and again before the first year ends.

How should I read D.R. Horton complaints online?

Start with the location, the date and what happened after the complaint. Look for recent accounts from the community you are considering, and ask current owners about repairs and communication. A national review cannot tell you the condition of a specific home; an independent inspection helps answer that question.

What does a D.R. Horton warranty cover?

Use the warranty documents for your specific home to confirm coverage, exclusions and deadlines. Do not assume every repair or maintenance item is covered. Ask how to submit a claim and who handles it locally before you close.
