Can you negotiate with a home builder?

Yes, but usually not on the price. Builders more often give on closing costs, the rate, or upgrades.

Builders protect their prices, because a lower price on one home lowers the value of every home around it. What they will give often shows up as money toward your closing costs or rate.

Homes that are already built, or that have sat for a while, usually have the most room. Ask what the builder will add, and get it in writing. An extra is not a promise until it is in the contract.
