Does using an agent make a new home cost more?
No. The builder's price is the same with or without an agent. The builder pays the agent's fee out of money it already set aside.

Some buyers think they will get a lower price by going in alone. In the deals we have seen, builders do not take the agent's fee off the price for buyers who come without one.
What does change the deal is asking the right questions: which homes the builder most wants to sell, what it will pay toward your closing costs, and which upgrades it will add. That is what your agent is there for.
